NEXT THING TO DO AFTER SEARCHING AND PAYMENT FOR THAT LAND YOU CHOSE.
Remember that Land is a scarce resource and highly competitive in urban areas like Lagos State. As soon as you have completed your search on that landed property of your choice and committed your funds, the next thing to do is to quickly employ the service of a registered Professional Surveyor to carry out the perimeter survey of the land. The professional Surveyor engaged will ensure that a correct survey plan where all required government fees shall be paid and record copy submitted.
The contents of a good survey plan.
A good survey plan must have the following:
1. The name of the owner (s);
2. The location of the land/property;
3. The length, width and total area of the Land;
4. The scale of the plan;
5. The Origin (UTM) and its Orientation;
6. The Coordinates ( Northern and Eastern) of the plan;
7. Beacons number (pillar numbers);
8. Date, Plan No, Stamp, and Signature of the License Surveyor.
9. Stamp indicating that the land is free from any known government acquisition.
Note: All Survey Plans prepared either by the quacks or professionals usually contained all the above. The difference between the two is that the professional will ensure that the record copy (popularly referred to as red copy) is lodged with the Office of the Survey General Lagos State for reference. Therefore, ensure that evidence of record survey submission is given to you and Beacons number (pillar number)established on the site before the final payment to the surveyor.
Deliverables from the Surveyor: Five (5) copies of Survey Plan ( 2 clothes and 3 Papers). The Surveyor will show you the orientation and access road to the land.
Immediately, you collect your Survey Plan from Surveyor, visit the site, and clear the land if bushy. You may wish to erect at least 2 courses of blocks at all the edges of your property and inscribed your name on them. Fencing of the property at this point is illegal if you consider it necessary to fence, ensure that you get fencing permit from the Lagos State Physical Planning Permit Authority (LASPPPA). Visit the site regularly to ensure that they do not encroach the land.
The next thing to do after the survey plan is to commence the processing of Title Documents Registration with Lagos State Lands Bureau, Alausa Secretariat.
